Florida Hometown Heroes

Florida Hometown Heroes is a state program that helps qualifying Florida workers with down payment and closing costs. Availability depends on program funding and your eligibility.

Who It Is For

The program was created to help people who serve their communities buy a home where they work. It is for qualifying full-time workers buying a primary residence in Florida.

  • Qualifying full-time Florida workers, including many in public service and essential fields
  • Teachers, nurses, first responders, and similar roles that the program covers
  • Veterans and active military, where eligible
  • Buyers purchasing a home they will live in

How It Works

Hometown Heroes provides assistance toward your down payment and closing costs, paired with an approved first mortgage. The assistance is a second loan with its own terms, which we will explain in plain language.

Eligibility depends on your job, your income, the home, and whether program funds are available at the time. Funding has opened and closed in past years, so it pays to check early.

We handle the paperwork for both the first mortgage and the assistance in house. You will not be bounced between companies to get answers.

What You Need to Qualify

  • Employment in an occupation the program covers

  • Program funding must be available, and we will tell you exactly where you stand

  • Pay stubs for the most recent 30 days and year to date
  • W-2 forms for the past two years
  • Verification of your employer and occupation
  • Bank statements for the last 3 months

Common Questions

Is Hometown Heroes funding available right now?

Funding is set by the state and has opened and closed in past years. Call us and we will tell you the current status. If funds are not available, we will look at other assistance options.

Do I have to be a first-time buyer?

Many Hometown Heroes buyers are first-time buyers, but the rules have changed over time and some exceptions exist, such as for veterans. We will check the current guidelines against your situation.

Does the assistance have to be paid back?

The assistance is a second loan with its own terms, and repayment usually comes due when you sell, refinance, or pay off the first mortgage. We will walk through the exact terms before you commit.

General information only, not an offer to lend. Requirements vary by lender and program, and all loans are subject to credit approval, income verification, and property appraisal.
