Who It Is For
An end loan replaces your builder's or construction lender's short-term financing with a long-term mortgage. We do not finance the ground-up build itself or offer one-time close construction loans.
- Buyers who contracted a new build and are approaching completion
- Owners paying off a short-term construction loan from another lender
- Buyers of newly finished homes from a local builder
- Owners who want to plan their permanent loan before the build wraps up
How It Works
During the build, construction is usually financed by the builder or a separate construction lender. When the home is complete and has its certificate of occupancy, the end loan pays that off and becomes your permanent mortgage.
It helps to talk to us well before the finish date. We can pre-qualify you early, then line up the appraisal and closing for when the home is ready.
We shop several wholesale lenders for the end loan, so you are not locked into the builder's preferred lender. You can compare and choose.
What You Need to Qualify
- A completed home, or one nearing completion with a target finish date
- Steady, documented income
- A credit history the lender can review
- Funds for any remaining down payment and closing costs
- Requirements vary by lender and program, and we will tell you exactly where you stand
Documents You Will Likely Need
- Builder contract and any change orders
- Construction loan payoff statement, if one applies
- Certificate of occupancy, once issued
- Pay stubs and W-2 forms, or tax returns if self-employed
- Bank statements for the last 3 months
- Names and contact details of the builder, insurance agent, and attorney
Common Questions
Do you offer one-time close or ground-up construction loans?
No. We finance the permanent end loan once the home is built. For the construction phase itself, you will work with your builder or a construction lender, and we take it from there.
When should I contact you about my end loan?
Earlier is better, ideally while the home is still under construction. That gives us time to review your file and plan the appraisal and closing around the finish date.
Do I have to use my builder's lender?
Usually not. Builders sometimes offer incentives for using their lender, and those are worth comparing. We will show you what we can offer so you can make an informed choice.
General information only, not an offer to lend. Requirements vary by lender and program, and all loans are subject to credit approval, income verification, and property appraisal.
