Who It Is For
This is for real estate investors who own or buy property through a business entity, or who are selling one investment property and buying another under a 1031 exchange.
- Investors who want to take title in an LLC
- Investors completing a 1031 exchange
- Owners moving from one rental into a larger property
- Investors who want to keep personal and investment assets separate
How It Works
Some lenders allow you to close directly in your LLC, with you signing personally for the loan. That saves the step of buying in your own name and transferring later. We know which lenders on our panel allow it.
A 1031 exchange has strict deadlines for identifying and closing on the replacement property. Your financing has to keep pace. We coordinate with your qualified intermediary, title company, and agent so the loan lines up with the exchange.
We are not tax or legal advisors, so we work alongside your CPA and attorney. Our part is making sure the loan closes the way your structure needs it to.
What You Need to Qualify
- An entity in good standing, such as an LLC
- Members who sign personally for the loan, when required by the lender
- A down payment and reserves, as required by the lender
- For a 1031, a qualified intermediary and an exchange timeline
- Requirements vary by lender, and we will tell you exactly where you stand
Documents You Will Likely Need
- Articles of organization and operating agreement for the LLC
- EIN letter for the entity
- 1031 exchange agreement and qualified intermediary contact details
- Bank statements for the last 3 months
- Names and contact details of the agents, title company, and attorneys involved
- Signed sales contract, including all riders
Common Questions
Can I get a mortgage directly in my LLC?
With some lenders, yes. Most will ask the members to sign personally for the loan as well. We will match you with a lender that allows entity closings.
How does financing fit into a 1031 exchange?
The exchange has firm deadlines, so the replacement property loan needs to be ready on time. We start early and stay in contact with your qualified intermediary and title company throughout.
Do you give tax advice on 1031 exchanges?
No. We handle the financing. Your CPA or tax advisor should guide the exchange itself, and we are happy to work directly with them.
General information only, not an offer to lend. Requirements vary by lender and program, and all loans are subject to credit approval, income verification, and property appraisal.
