Who It Is For
VA loans are for eligible veterans, active duty service members, and some surviving spouses. Southwest Florida has a large veteran community, and we work with VA buyers often.
- Veterans with eligible service
- Active duty service members
- Eligible members of the National Guard and Reserves
- Certain surviving spouses
- VA borrowers who want to refinance an existing loan
How It Works
The Department of Veterans Affairs backs part of the loan for the lender. That backing is what allows no down payment on qualifying purchases and no monthly mortgage insurance. Most VA loans do carry a funding fee, though some veterans are exempt.
The first step is your Certificate of Eligibility. We can help you request it, so you do not have to chase paperwork on your own.
We have been helping Cape Coral buyers for over 25 years, and we shop VA loans across several wholesale lenders. When you call, a person answers who knows how VA files work.

Common Questions
Can I really buy a home with no down payment on a VA loan?
On qualifying purchases, yes. The VA backing allows no down payment for eligible borrowers. You will still have closing costs, and we will go over those with you before you write an offer.
What is the VA funding fee?
Most VA loans include a one-time funding fee paid to the VA. It can usually be rolled into the loan. Some veterans, such as those with a service-connected disability, are exempt.
Can I use my VA benefit more than once?
Often, yes. Many veterans use the benefit again after selling a home or paying off a previous VA loan. We can look at your Certificate of Eligibility and explain what is available to you.
General information only, not an offer to lend. Requirements vary by lender and program, and all loans are subject to credit approval, income verification, and property appraisal.
